If you keep the location search box blank you might find it interesting to see the huge variation in price of properties with different numbers of bedrooms.
For example a 2 bedroom flat in fashionable West London might cost £800,000, while a larger property also with 2 bedrooms in, for example, Sheffield could cost £50,000.
These are fairly extreme examples but they demonstrate how the value of a property is not related so much to size or number of bedrooms as to location.
However in the same area the more bedrooms a property has the more it will be worth.
For this reason when selling homes, Estate Agents will always try to boost the number of bedrooms. For example they might refer to the study as a bedroom. Even an extra living space which might only be used by sane people as a thoroughfare, say to another bedroom or other place in a house, will be re labelled as a "bedroom" in the property sale details.... so don't be disappointed if the property you are viewing which advertises as having 5 bedrooms, actually have five functioning bedrooms.
